TRIPEPI, CITY MANAGER DATE: JUNE 19, 2001 RE: 2513 DENTON AVENUE - HEARING The subject property consists of an owner-occupied single family dwelling located in the R-2 zone. A "Please Letter" was mailed to the property owner on December 11, 2000. Inspection on January 15, 2001 revealed no progress. The Building Official declared the property substandard and filed a Declaration of Substandard Property with the Los Angeles County Recorder's office. A "Fifteen Day" certified letter was mailed and posted on the property on January 24, 2001, requesting abatement of the substandard conditions. On February 8, 2001, a gentleman who identified himself as Carlos Flores left a message on the building inspector's voice mail system. He indicated that progress would soon commence. He did not state how he was involved with the property, and the return telephone number he left was incorrect. On February 14, 2001, the owner's daughter, Monique, phoned. She explained to the inspector that her mother would come to City Hall, obtain the necessary permits, and correct the violations. Monthly follow-up inspections showed no change at the property. To date, no permits have been obtained. A Notice of Hearing was mailed and posted on the property on June 12, 2001. All interested parties have been notified. y CITY BUILDING OFFICIAL'S RECOMMENDATION: It is recommended that the Board find the property substandard and order all substandard conditions be removed and/or corrected by August 1, 2001.
