These are separate parcels, but under the same ownership. 7951 Graves Avenue is tenant occupied; 7953 Graves Avenue is vacant. This case was initiated in November, 2000, and no compliance has been achieved in over a year. Case chronology as follows: • December 27, 2000 - Please letter mailed to owner. January 29, 2001 - Inspection. No progress • February 7, 2001 - Property declared substandard by Building Official and a Declaration of Substandard Property filed with Los Angeles County Recorder's office. 15 day certified letter mailed and posted. • March 7, 2001 - Inspection revealed progress had commenced. Revised list of defects sent to property owner. • April 19, 2001 - Bulky item trash notice sent to owner and tenants. • May 9, 2001 - Inspection. Some progress. REHAB AGENDA JAN 2 2 2002 ITEM June 9, 2001 - Inspection. Some progress. • July 5, 2001 - Attempted inspection. No access. July 12, 2001 - Inspection. Some progress. The gentleman performing the cleanup work informed the building inspector that the property is vested under the names of his wife and mother-in-law, both deceased. • July 18, 2001 - Staff requested update from title company. No change except the recorded Declaration of Substandard Property. • August 28, 2001 - Inspection. No progress. • September 27, 2001 - Inspection. No progress. • October 24, 2001 - Inspection. No progress. • November 28, 2001 - Inspection. No progress. December 24, 2001 - Inspection. No progress. • January 2, 2002 - Inspection. No progress. A second title update showed no change. A Notice of Hearing was mailed and posted on the property on January 9, 2001. All interested parties have been notified. CITY BUILDING OFFICIAL'S RECOMMENDATION: It is recommended that the Board find the property substandard and order all substandard conditions be removed and/or corrected by March 4, 2002. However, if the required permits are obtained, and sufficient progress is achieved by March 4, 2002, the abatement date may be extended to April 1, 2002. MAYOR: JAYT.
