Woodruff Ave Arcadia, CA 91007 Re: Trip Generation and VMT Screening Assessment Proposed 10-Unit Muscatel Residences 4316 Muscatel Avenue, Rosemead Dear Mr. Tu, Per your request, we have conducted a trip generation and VMT screening assessment for the proposed 10-unit Muscatel Residences. This letter presents our findings and recommendations. PROJECT DEVELOPMENT The project site for Muscatel Residences, APN# 5391-010-017, is located at 4136 Muscatel Avenue in the City of Rosemead. The proposed development consists of demolishing five (5) existing residential units and constructing 10 new condominium units. Proposed site plan is shown in Exhibit 1. TRIP GENERATION Passenger vehicle trips were estimated using the rates and methodologies outlined in “Trip Generation, 11th Edition”, published by the Institute of Transportation Engineers (ITE). The applicable trip generation rates are shown in Table 1. Table 1. The projected trips associated with the project are provided in Table 2. Table 2. A set of initial screening tools has been developed to eliminate the requirement for a project-level assessment. In accordance with the project screening methodologies listed in the “City of Rosemead Transportation Study Guidelines,” dated October 2020, the project is identified as a local serving project generating less than 110 daily trips. With a projected trip generation of 33 daily trips, Muscatel Residences can be presumed to have a less than significant impact. Therefore, the project is screened out from conducting a project-level VMT analysis. Regards, K2 Traffic Engineering, Inc. Jende Kay Hsu, T.E.
